Design, drafting, renderings, and site entitlement: everything a project needs from first sketch to final approval.
Residential Design
Build your dream.
When you hire an established architecture firm for a custom home, that firm will often bring in an outside specialist to draw the home, build the 3D visualizations, and prepare the documentation needed for approval. We are that specialist.
With more than two decades of experience working alongside leading industry professionals, we've learned that clear communication with the client is one of the most valuable tools in residential design. Creative direction often comes from the client, and the best results come from listening closely to that vision and translating it into a viable, buildable design.
Drafting
Professional, architectural-quality drawings.
We have extensive experience drafting architectural models and site designs. Every 3D model is built in Revit, one of the most robust and flexible CAD platforms available, producing clean, readable sheets, intuitive schedules, and the option for full 3D visualization.
We also build custom Revit families for architectural elements, modeling real-world objects and products for use directly in your Revit files.
Renderings
Turn your ideas into inspiration.
Whether you already have an architectural model or you've only gone as far as a napkin sketch, we can bring it to life.
With years of experience in what's often called "selling the dream," we take existing 3D models, or build new ones, and refine them into polished renderings that help you sell the vision to clients, lenders, or municipalities.
Site Entitlement
Your land might be worth more than you think.
Entitling land means securing permission from the city or county to build more, or build differently, than what's currently allowed. Once a property is entitled, you can develop it yourself or sell the land and its entitlements to a developer.
The main risk is upfront: the cost of investigating whether the land can support additional development at all. You could spend significant money only to learn the property is already built to its full capacity, or that added units would cost more than they'd return. We can help you investigate your land and determine whether development is a viable option before you commit.
